Welcome to the Deerbrook Homeowners' Association website. Deerbrook is a lovely community of 98 colonial-style homes off Killian Hill Road in unincorporated Gwinnett County. Adjacent to the Yellow River, it boasts diverse wildlife, peaceful tree-lined streets, and an active neighborhood association. This all-volunteer group coordinates yard sales, parties, and distributes neighborhood directories and newsletters, among other things. Association dues are voluntary, but always needed, with a cost of only $60 per year. Homes are bound by covenants with or without dues being paid. The Homeowners Association’s purpose: to protect, preserve, and enhance property values; to promote integrity and good faith and friendly relations amongst its members; to prevent or adjust controversies; and to represent the community in the consideration and decisions of public policy in municipal, county, and state affairs.
